If you are thinking about moving to Citrus County Florida, you are probably looking at home prices, waterfront living, retirement communities, and the relaxed lifestyle that continues attracting buyers to Florida’s Nature Coast.

However, after working with buyers relocating from Tennessee, Ohio, Michigan, New York, and other states, I have noticed several things people simply do not expect until they actually live here.

Some are pleasant surprises. Others are things buyers should understand before purchasing a home.

Here are seven things I regularly discuss with buyers considering a move to Citrus County.

1. Citrus County Feels More Relaxed Than Many Parts of Florida

Many buyers assume all of Florida feels crowded, busy, and heavily developed. However, that is not really the case here.

Communities like Crystal River, Homosassa, Inverness, and Beverly Hills still maintain a strong small-town atmosphere.

People wave to each other. Neighbors talk. Local restaurants know their regulars.

At the same time, residents still enjoy:

  • boating
  • fishing
  • kayaking
  • golf courses
  • waterfront dining
  • manatees and natural springs
  • year-round outdoor living

For many retirees and families, that slower pace becomes one of the biggest reasons they choose to stay.


2. Flood Zones Matter More Than Most Buyers Realize

One of the biggest learning curves for out-of-state buyers is understanding Florida flood zones.

Not every property in Citrus County is located in a flood zone. However, buyers should still understand:

  • flood maps
  • elevation
  • evacuation zones
  • flood insurance requirements
  • prior flooding history

In fact, two homes on the same street can have completely different insurance situations.

This does not mean buyers should avoid waterfront homes. Instead, it means buyers should understand the property correctly before purchasing.

3. Insurance Costs Can Vary Significantly

Today, insurance is one of the first questions almost every relocating buyer asks. In addition, costs can vary significantly depending on the property.

Several factors can affect insurance costs, including:

  • flood zone
  • wind mitigation
  • age of the home
  • proximity to water

Fortunately, there are still many affordable opportunities available throughout Citrus County depending on the property and location.

Because of this, understanding insurance differences before making an offer can help buyers avoid surprises later.


4. Waterfront Living Is Incredible, But Details Matter

Many buyers move to Crystal River and Homosassa specifically for the waterfront lifestyle.

And honestly, it is hard to beat.

Residents spend their time:

  • boating
  • fishing
  • kayaking
  • scalloping
  • watching manatees
  • enjoying Gulf sunsets

However, waterfront homes also come with important details buyers may not initially consider, including:

  • canal depth
  • bridge clearance
  • seawall condition
  • boat lift requirements
  • tides and water access
  • maintenance expectations

A waterfront home is not just about the house itself. The water access matters too.

Meanwhile, this is another thing that surprises many buyers relocating from larger cities.

In many parts of Citrus County, buyers can still find:

  • homes with fewer HOA restrictions

Areas like Pine Ridge remain especially popular for buyers looking for more space and privacy while still being close to shopping, restaurants, and medical facilities.

That combination has become harder to find in many Florida markets.

Citrus County continues seeing strong growth and new construction activity.

continue attracting builders and relocating buyers alike.

For buyers considering new construction, it is important to compare:

  • lot sizes
  • insurance costs
  • future tax estimates
  • nearby planned development

For example, sometimes new construction offers the better value. Meanwhile, resale homes may provide larger lots, mature landscaping, or upgrades already completed.

Years ago, many people moved to Florida primarily for lower taxes and affordability.

Today, I hear something different from many buyers.

People are looking for:

  • less stress
  • warmer weather
  • outdoor living
  • community connection
  • boating and fishing
  • a slower pace
  • more freedom with their property

For many buyers, moving to Citrus County Florida is about more than buying a home. It is about finding a better lifestyle fit.

That lifestyle shift is one reason Citrus County continues attracting retirees, veterans, remote workers, and families looking for a different pace of life.
