How would you like to buy a home with zero down?

Did you think you’d ever actually be able to do that?

Most people don’t.

With a USDA loan in Citrus County, you might be able to buy a home with little to no money down. Let me walk you through it.

USDA loans in Citrus County are one of the most overlooked options for buyers right now.

What is a USDA loan in Citrus County?

USDA stands for United States Department of Agriculture.

This loan program is designed for buyers purchasing in less densely populated areas, and that includes a large part of Citrus County.

And no, you do not have to be buying farmland. Most of the time, this is for regular homes.

Why buyers choose a USDA loan in Citrus County

It comes down to one thing.

No down payment.

That alone can get someone into a home sooner instead of waiting years to save.

What you need to qualify

This is where people think it gets complicated, but it really does not.

You will need:

  • Income within USDA limits (based on household size)

  • The home must be your primary residence

  • The property has to be in an eligible area

  • Reasonable credit

Where USDA loans work in Citrus County

This surprises a lot of buyers.

Many areas qualify for a USDA loan in Citrus County, including:

  • Citrus Springs

  • Dunnellon

  • Parts of Inverness

  • Lecanto outskirts

  • Some areas of Beverly Hills

Not every home qualifies, but a lot more do than people expect.

What to be aware of

No loan is perfect, so here are a few things to know:

  • There are income limits

  • Location matters

  • There is a small monthly fee (similar to mortgage insurance)

Who this is best for

USDA works well if you:

  • Do not want to put a large amount down

  • Have steady income

  • Are open to homes just outside the busiest areas

My take

I see buyers skip over USDA all the time and go straight to FHA.

Sometimes that makes sense. Sometimes it does not.

If you qualify for a USDA loan in Citrus County, this can be one of the most affordable ways to buy a home.

If you want to compare this with other options, I explain FHA loans here:

And VA loans here:
